How it works

On the last day of the tenancy, an inventory clerk can meet the vacating tenants at the property to collect the keys and report on the condition of the property compared to when the tenancy commenced.

After the property has been handed over to us, we work our way through the property, detailing its condition in comparison to the inventory and check in report when they moved in. The inventory clerk will take a new set of pictures of defects or issues plus overview pictures of each room/area; to compile a check out report. The clerk meticulously details any damage, marks, cleaning or maintenance issues. Meter readings are taken and recorded then keys are recorded and returned to the landlord or agent. Major issues are reported immediately.

The report is then compiled to show the original check-in report with an extra column added to describe conditions at check out next to each item, itemising any defects to fully support any claim that you may have against the tenant’s deposit and stand up to scrutiny if it ended in dispute. The defects and issues are additionally compiled in a handy section at the bottom of the report for ease, along with the action relating to the specific defect.

A check out report is conducted on the last day of the tenancy and details the condition of the property in comparison to the inventory report.

Any new defects, marks, missing items, items to be removed, cleaning or maintenance issues and discrepancies are photographed and detailed.  Each damage will have an ‘Action’ that will suggest the liability for any reasonable deposit deductions or landlord responsibility to fix before the new tenants

Yes! We can manage check outs even if the original inventory check in was carried out by a different property inventory company. 

Do not worry, we can still conduct an inspection of the property plus the condition of its contents, and compile an inventory and schedule of condition. 

However, we will not be able to suggest any actions or liabilities as it would not be known if the defect, found at the time of the inspection, was already in-situ when the tenants took possession.  This means that all damages listed in the inventory schedule of condition must be discussed directly with all parties to determine any deposit deductions.

No! We are a third-party inventory provider and are not influenced by any tenant comments or suggestions to the check out report. Our clerks must focus on compiling an accurate report, therefore, tenants cannot accompany our clerks during the inspection.

We are happy to meet the tenants for key-handover, can collect keys from a local agent or meet at the property for access.
