Midterm inspections can be used as a vital piece of information in the event of a tenancy deposit dispute.

The property will be visited by one of our experienced clerks who will inspect the property, take photos, and use written text to give an overview of its general condition and cleanliness. Any evidence of smoking, unauthorised occupancy, pets and general misuse of the property and terms of the tenancy will be documented too.

The clerk will also inspect for maintenance and compliance issues (either present or preventative), such as signs of water ingress, damp, condensation and mould. Compliance issues may also be recorded, such as blind cords, smoke and CO2 alarms being compliant, overloaded electrical plugs etc.

We arrange a date and time with the tenant just as we would an in-person inspection

The tenants receive a pdf Guide on how the process works and what to expect

Step 3

The tenant is clearly directed around the property by the clerk to ensure full coverage

step 4

If a photo of a defect is required for the report, the tenant simply presses the camera button

step 5

This automatically gets entered into the report for our clerk to check if it is suitable

Step 6

Once all areas have been checked and photos provided the tenant simply ends the call

Most frequent questions and answers

Sometimes known as periodic inspections or mid-term inspections, these are commonly conducted every 3 – 6 months (or at other times if there have been complaints, maintenance work or similar).  

We inspect the property for general maintenance, housekeeping, and cleanliness, evidence of smoking, pets, subletting or any other misuse of the tenancy. You can also let us know if there is anything in particular that you would like inspecting. 

This service is particularly useful for getting on top of untidy or disrespectful tenants and stamping out problems before they get out of hand.

  • Smoke alarm and CO2 detector testing
  • Overview of cleaning, maintenance and condition
  • At least 3 photos of each room
  • Detailed description on any defects
  • Images of all relevant cleaning, defects or maintenance issues 
  • Power testing of switches and appliances
  • Blinds and windows tested 

Tenants must be notified at least 24 hours before inspection.  We are happy to organise a date and time with them directly.

If we are conducting the interim inspection in-person, our clerk can meet the tenants at the property for access. Keys can also be collected from a local agent, porter or keysafe. If a video live feed inspection is taking place, dates and times will be organised with the tenant for our clerk to conduct with them.
